2. About us
Meadow Bay Villages Manco Limited is authorised and regulated by the Financial Conduct Authority (FRN 1019891) to act as a broker for consumer finance, to conduct debt adjusting and counselling services in relation to loans that facilitate the purchase of caravans on our sites.
Meadow Bay is a credit broker not a lender. We can introduce you to a firm from our panel of lenders to fund your purchase or pitch fees depending on your requirements. Finance is subject to status and affordability.

3. Our Services
Meadow Bay can introduce you to a limited number of lenders who may be able to finance your holiday home purchase or your annual pitch licence fees. We will only introduce you to these lenders.
We are not an independent broker. We do not assess the wider market for finance or provide any advice on whether the finance we offer represents the best value you could obtain.
Meadow Bay offers a non-advised service. This means that we cannot give you advice or provide a recommendation on financial products or services. We will use the information you provide to us to identify your needs and will present products that we consider are relevant to your requirements. You will receive pre-contract credit information providing details of the terms and conditions of any finance product and/or an initial disclosure document. You will then need to make your own choice about how to proceed.
4. Commission Disclosure
Meadow Bay do not charge you a fee for introductions we make to any finance providers. We do not receive any commission payments from any of our finance providers if you decide to enter into an agreement with one of them.
5. Consumer Duty and Delivering Good Customer Outcomes
Meadow Bay is committed to achieving good outcomes for our customers by ensuring that best practice, good behaviour and fair conduct is core to our business strategy and objectives. We are committed to providing products and services that are suitable for the needs of our customers and treating them fairly in all interactions.
This commitment extends to ensuring that all our customer interactions are clear, fair and transparent. If you have any specific communication needs, please let us know and we will always aim to meet these.
6. Vulnerability
The purchase of a holiday home requires a customer to consider large amounts of information and make some significant decisions which may include the commitment to fund a portion of the purchase of their home via a suitable finance produce offered by one of our panel of lenders. Meadow Bay is committed to supporting our customers to make the right decisions throughout this process and ensuring that they fully understand the commitments they are making.
If you have any health issues, communication difficulties, language barriers, difficulties in understanding complex information or if there are any significant recent events in your life that could impact your ability to fully understand the information you are presented or the financial and legal commitments you are making in purchasing a holiday home then please alert our team as soon as possible so they can provide the appropriate support to you.
You should always ensure that you have the necessary time, information and support to fully understand the information provided to you, including any information relating to the available funding options. Please ask questions and ask for whatever further information you may need to help you assess the purchase and only proceed once you are comfortable that you have fully understood everything.
7. Affordability
Purchasing a holiday home is a long-term financial commitment. You should assess that you are able to meet both the monthly repayments on your holiday home throughout the term of the loan and the other costs of ownership (such as pitch fees and utility costs) without suffering financial hardship. If you are aware of any future events that could affect your ability to meet these payments, you should ensure the finance provider is informed immediately. Your credit rating could be adversely affected if you do not make payments when due, which could make it harder or more expensive for you to access finance in the future.

10. Are We Covered by the Financial Services Compensation Scheme (FSCS)?
