Static Caravan Site Fees: A Holiday Home Buyer’s Guide
Before you dive into the wonderful world of holiday home ownership, it’s well worth taking the time to understand static caravan site fees – what they are, how much they cost, what they cover and why different parks charge different fees.
Buying a static caravan is a fantastic opportunity to make incredible memories with friends and family alike, especially at such a well-loved park like Billing Aquadrome. That’s why we’ve put together this site fees guide to walk you through the key essentials and help you start your holiday home purchase journey with confidence.
What are Static Caravan Site Fees?
Right, so first things first – what are site fees? Well, when you buy a static caravan in any holiday park in the UK, you’ll also need to pay a site fee (sometimes called a ‘pitch fee’) to keep your caravan on the holiday park.
This fee covers your right to use a specific plot or ‘pitch’ in that park for the year, and it also goes towards the general maintenance and running of the park’s facilities. Think of it like renting a space for your holiday home, but with added perks like 24/7 site security, access to all amenities, events and of course the beautifully kept park grounds.
How much do Static Caravan Site Fees cost?
The cost of site fees for static caravans can vary quite a bit depending on where you buy, the type of pitch and the park’s facilities. At Billing Aquadrome, our site fees for 2025 typically start from £3,000 per year – however, new owners can get their site fees included with any holiday home purchase for their first year of ownership!
Some of the factors that directly influence site fee costs include:
- Pitch location within the park – premium spots will likely cost more
- Size of pitch – larger pitches generally have slightly higher fees
- Pitch positioning – lakeside, corner or high-demand areas will have higher site fees
- Park facilities – more amenities and entertainment usually cost more
If you’re thinking of buying a holiday home at Billing Aquadrome, you can be sure you’re getting great value for money with plenty of owner benefits included.
What is included in Static Caravan Site Fees?
This is a great question and can vary significantly from park to park, so it’s worth investigating to find out exactly what is covered at the park of your choice. Broadly speaking, static caravan site fees usually include:
- Your right to occupy the pitch for a set number of months per year (typically the full holiday season)
- Ongoing and frequent park maintenance and landscaping
- On-site security and park management
- Access to on-site facilities such as swimming pools, playgrounds, restaurants, entertainment etc.
- Waste collection and road maintenance within the park grounds
At Billing Aquadrome, your pitch fee includes all the above PLUS easy access to regular family-friendly entertainment throughout the holiday season, our fantastic on-site restaurant and pop-up food shacks, and of course our stunning natural surroundings in Northampton’s Nene Valley – which is often one of the main reasons the park is such a popular choice for holiday home buyers.

Running Costs for Static Caravans
Alongside your pitch fees, you’ll need to budget for a few running costs each year. These can vary quite dramatically based on a few factors such as how frequently you plan to visit and for what length of time, but some potential running costs to bear in mind include:
- Utility bills (electricity, gas, water) – often metered and billed separately
- Holiday home insurance
- TV licence (if you use one)
- Wi-Fi connection
These are potentially key requirements for your holiday home that aren’t included in the pitch fee, so it’s worth keeping them in mind when working out your annual budget. If you need any assistance with estimating these costs or more information on how things work at Billing Aquadrome, please don’t hesitate to get in touch.
What other Costs do Static Caravan Owners need to Consider?
Alongside your pitch fees and any running costs, here are a few more things to factor in:
- Annual maintenance of your caravan (e.g. preparing your home for winter, regular servicing etc)
- Local authority rates or service charges (if applicable)
- Optional extras like decking, skirting or upgrading outdoor furniture
Billing Aquadrome does not currently permit the subletting of your holiday home when on the park premises, so your home with us would be for personal use only – the benefit here is that you won’t have to worry about any additional letting fees or commission.
Why do Site Fees vary between Parks?
Simply put, you get what you pay for! Parks with more on-site amenities, entertainment, security and location perks (like lake views or coastal spots) tend to have higher site fees purely because they are a nicer, more attractive place to spend your time.
Billing Aquadrome sits in a stunning location in Northampton and can offer:
- Indoor swimming pool with waterslide and outdoor splash park
- Pump track, miniature golf and kids football pitch
- Spacious bar and restaurant with on-site food shacks
- An extensive programme of family events throughout the year
- Multiple well-stocked fishing lakes
- Beautiful open spaces and nature walks to explore
- And so much more!
Delivering the best possible holiday experience is paramount to the team here at Billing Aquadrome; so the more high quality activities, entertainment and facilities we can provide, the better. This is part of the reason why we collect site fees from owners, as all these benefits have an associated cost – which we do our best to share equally amongst those who enjoy them.

How do you Pay Caravan Site Fees?
Most holiday parks offer flexible payment options and at Billing Aquadrome, we are no different. Your pitch fees can usually be paid:
- In full, usually at the start of the season
- Through an instalment plan (depending on agreement)
You’ll typically be invoiced annually and many owners find it convenient to spread the cost through monthly payments. We accept BACS transfer as well as credit card payments or a payment directly through our Ownership portal on our website.
FAQs about Static Caravan Site Fees
- Do I have to pay site fees?
Yes, ownership at Billing Aquadrome (and most holiday parks across the UK) requires the payment of site fees. When you consider what’s included in the fees though, it’s clear that they are a necessary part of becoming a holiday home owner – they give you access to a maintained, secure and fun holiday environment that you can return to again and again, and the associated cost of maintaining that space is shared fairly and equally between all owners. - Do site fees go up every year?
Due to inflation, increasing running costs and ongoing park improvements, it is likely that you will see a small increase in site fees every year which is standard practice across most UK holiday parks. We will give you timely notice of any changes with a clear mandate for any specified increase. - What are the benefits of owning a static caravan?
Owning a static caravan in the UK brings with it a unique sense of freedom. With affordable family getaways on your doorstep, you’ll be able to enjoy your own space to relax and unwind, without the need to fight your way through a busy airport or stress trying to book a last-minute getaway. There are many benefits to ownership at Billing Aquadrome and we’ve covered these in more detail in our blog post about holiday home ownership benefits. - Can I live in my caravan full time?
No, sadly not. Holiday homes at Billing Aquadrome are for holiday use only and cannot be used as a permanent residence. Again this is standard across most UK holiday parks. You may however visit and use your holiday home as many times as you like throughout the year.
